Our Process is rooted in the evolution that occurs as we progress from analog and imaginative into the physical as we design and build. Our responsibilities may require us to balance sustainability, schedule, permitting, program, and resources, and this requires us to apply a plethora of different approaches. In order to execute these duties, we have found an ability to apply various techniques crucial to developing projects.

Our Delivery Methods
There are two primary contract delivery methods that E2 Development can deploy to our projects – design-bid-build (DBB) and design-build (DB) projects. Each project delivery method has distinct strategies due to the fundamental differences in these project delivery methods.
Design-Bid-Build (DBB):
In a DBB project, the process is linear and segmented into three distinct phases: design, bid, and build. E2 is typically brought on board after the design phase as the general contractor to complete the construction. Here’s how the approach works:
Separation of Roles: The design and construction phases are handled by separate entities. The architect or designer completes the design, and then the project is put out to bid for contractors.
Competitive Bidding: Contractors submit bids based on the completed design documents. The owner selects a contractor primarily based on cost, ensuring a competitive bidding process.
Clear Scope and Budget: Since the design is finalized before construction begins, the scope and budget are usually well-defined.
Owner Control: The owner has divested control over the project, managing separate contracts with the designer and the contractor, which can lead to more direct oversight but also requires more owner coordination.

Design-Build (DB):
In a DB project, the design and construction phases are integrated, with a single entity responsible for both. This approach fosters collaboration and can streamline the project timeline. Here’s how the approach works:
Integrated Team: The general contractor works closely with the designer from the outset, forming a cohesive team that collaborates throughout the project. This integration can lead to innovative solutions and more efficient processes.
Single Contract: The owner enjoys a single contract with the design-build team, simplifying the contractual relationship and reducing administrative burdens.
Flexibility and Speed: The design and construction phases can overlap, allowing construction to begin before the final design is complete. This can significantly shorten the project timeline and provide flexibility to make adjustments as needed.
Shared Risk and Responsibility: With the design-build team handling both design and construction, there is a unified approach to managing risks and responsibilities, often resulting in better communication and fewer disputes.
